Prahar, Koregaon Park

A 16-page luxury real estate brochure

Prahar is a sample from our studio: a project book for a fictional Pune developer, made the way premium property brochures are made, as a large-format book with chapter pages, planned white space and very few words.

Most luxury brochures make claims a buyer cannot check. This one follows a single idea, the eight prahars of the day, and every spread carries something measurable: where the sun rises from the bedroom, how far the noon sun reaches past the balcony, which lift opens where, how big each room is.

Decisions

  • One idea through the whole book

Each spread is one part of the day in one home, from the hour before dawn to the hours after midnight, so the brochure reads as a story instead of a list of amenities.

  • Claims a buyer can check

Sunrise bearings for Pune, a section drawn to scale showing the noon sun against a 1.8 metre balcony, a diagram of the two lifts, and the full plan with room sizes.

  • A cover with no photograph

The name and a dial of the day on deep indigo. In print it is copper foil on uncoated stock, the way premium property books open.

  • Book format

240 × 300 mm pages read as spreads: one large photograph facing a page of text and drawing, with plenty of white.
